Prior to any construction taking place, our project team helped the owner in preleasing half of the building. In order to maximize the owner’s investment, we master planned the entire site creating a pad for a second building. In addition to the traditional building services that we provided the client, we were able to overcome a major obstacle with the Washington State Department of Transportation. WSDOT concluded that a left turn lane onto the site would not be possible, which meant the appraised value of the site would be dramatically reduced. We worked with the county, WSDOT and external traffic engineers to successfully negotiate the allowance of the left turn lane.
